2. GET PRE-APPROVED FOR A MORTGAGE

Secure a pre-approval with Prosperity Home Mortgage to strengthen your buying power.

3. SET UP YOUR CHECKLIST

Work with your agent to finalize a Wants and Needs Checklist, and start touring homes that meet your criteria.

4. MAKE AN OFFER

Once you’ve found the perfect home, your agent will help you craft a competitive offer and negotiate on your behalf.

5. SECURE HOMEOWNER’S INSURANCE

Arrange homeowner’s insurance through Home Services Insurance for your new property.

6. ESCROW & TITLE

Orange Coast Title handles the contract and earnest money deposit, opening escrow and ordering a title search.

7. DUE DILIGENCE – INSPECTIONS

Conduct necessary inspections, including home, pest, roof, and pool. Your agent will review the results and assist with any negotiation requests.

8. DUE DILIGENCE – REPORTS

Review all seller disclosures, title commitments, CCRs, and HOA documents with your agent, who will guide you through responses and next steps.

9. LOAN APPROVAL

Your mortgage company will move through underwriting and property appraisal until final loan approval.

10. TITLE & ESCROW PROCESS

Orange Coast Title and Escrow continue processing your transaction and prepare for closing.

11. FINAL WALK-THROUGH

Conduct a final inspection of the home to ensure everything is as agreed before closing.

12. SIGN CLOSING DOCUMENTS

Both seller and buyer sign the necessary documents to finalize the transaction.

13. DOCUMENT SUBMISSION TO LENDER

Signed documents are sent to the lender for final review.

14. LENDER APPROVES AND FUNDS THE LOAN

Once documents are approved, the lender releases funds and authorizes the recording.

15. DOCUMENTS RECORDED WITH COUNTY

The final paperwork is recorded at the County Recorder’s Office.

16. FUNDS DISTRIBUTED BY ESCROW

Orange Coast Title distributes the funds to finalize the transaction.

17. RECEIVE YOUR KEYS

With everything complete, it’s time to get the keys to your new home!
